Representation Built Around Your Goal
The work is different on each side of a transaction. Sellers need pricing, presentation, and reach. Buyers need judgment, due diligence, and negotiation.

Marketing That Moves Homes
Pricing your home right is only half the equation. The other half is making sure the right buyers actually see it — and that starts long before it hits the MLS.
Before opening Upper Valley Media Solutions, I spent years helping local businesses grow through content and social media marketing. That experience came with me into real estate. Every listing I represent gets a full strategy: drone footage, video walkthroughs, neighborhood content, and professional photos — planned, filmed, and edited by me. Not outsourced. Done right.
FAA-licensed aerial photography and video — perspectives that make a property impossible to scroll past.
Cinematic tours that let buyers fall in love before they ever step foot inside.
Crisp, carefully composed stills that present your home at its best on every platform.
Reels, carousels, and neighborhood features that extend your reach far beyond the MLS.

Data-driven insights on pricing, timing, and neighborhood trends to support smart decisions.
"I used Devin for the sale of my condo and purchase of our new condo. I gave him a near impossible task and he got me exactly what I wanted! None of this would have happened if we didn’t have Devin! He always kept us in the loop and helped us get around all of the obstacles that came up along the way and there were a lot! I can’t thank Devin enough and highly recommend him for your realtor needs!"
"Devin was excellent in communication, advocated for us answered all our questions as first time home buyers. We are very appreciative to have worked with him through this process!"
"Devin was amazing to work with he went above and beyond helping us through a long challenging process and was always there to answer questions we had and if he didn’t have the answer he would find it or direct us to where to ask. We couldn’t have asked for a better realtor to help us through the journey of finding our new home and will highly recommend him to anyone beginning their home buying process."

She was moving from California to Vermont for work — buying completely sight unseen.
We toured 12 homes virtually. I filmed 4K walkthroughs, flew my drone over the land, and checked every cabinet and corner.
She didn't see the house in person until closing day. She still texts me about how much she loves it.
"Doing the extra work so someone can make a life-changing decision from across the country."

About Devin
I was born and raised in the Upper Valley. This is home. I grew up around my family's business, Sabil & Sons — the red tow trucks most people around here recognize. Being part of a small, visible family business teaches you early that reputation matters and that how you treat people sticks with you.
I did leave for a while — Charlotte, Providence, Montreal, Miami — before choosing to come back. Living elsewhere gave me perspective. I understand relocation because I've done it myself. I know what people expect when they move from a city, and what surprises them once they start living in Vermont.
I studied marketing at Johnson & Wales and run a local creative agency, Upper Valley Media Solutions. I apply that same attention to branding and detail to every real estate transaction.
My interest in real estate started early, and today it's something I share with my husband, Leo — whose family has more than 30 years of real estate development experience across Greece and Montreal.
